Phase 1: Preparation

1. Remove kitchen and laundry room flooring, replace with vinyl waterproof flooring.
2. Replace cabinets, install Formica, sink, and new faucet in the kitchen.
3. Remove toilet, replace flooring, reinstall toilet, patch hole in downstairs bathroom.
4. Install mold-proof drywall on ceiling, paint, replace flooring, apply silicone, and install vent cover in upstairs bathroom.

Phase 2: Skim Coat & Paint

1. Skim coat and paint throughout the property where needed.
2. Caulk cracks around molding and trim.
3. Patch dining room drywall, add vent access.
4. Paint popcorn ceilings.

Phase 3: Windows and Exterior

1. Install one new window and replace two windowpane glass, fix outside window seal.
2. Replace rotted window siding with Hardie board siding in the backyard.
3. Paint backyard porch.
4. Replace three treads with 2-inch board, strengthen railing, and paint floor of the front porch.

Phase 4: Final Touches and Miscellaneous

1. Sand lightly, apply stain as needed, and clean the living room floor.
2. Apply rejuvenate liquid with 2 coats for flooring.
3. Paint upstairs bedroom closets.
4. Nail in outside front window trim.
5. Install basement window.
6. Skim walls where needed.
7. Add drywall in the upstairs stairway.
