I have a historic property in Baltimore City and I have a original n1906 gooseneck toilet.  I need to change the flange and wax ring to update but no one will work on this toilet.  I do not want to replace.  Looking for a plumber who has experience with these.

I need a LICENSED appliances technician

My built-in microwave was installed in 2022, but the house remained unoccupied until June 2024. The microwave has been in use since then without any issues until recently.
